Cosmic Villas is proud to provide this magnificent villa on the Suffolk Heritage Coast, known for its marshes, beaches, and calm waterways, as shown by neighbouring Orford.

The property is located on the outskirts of Rose Hall. It is the ultimate home away from home, with plenty of space. It is excellent for large family gatherings, birthday celebrations, and anniversaries.

This beautiful country cottage exudes tranquilly while being only 5 minutes from the local gastropub and convenient to Woodbridge, Wickham Market, and Orford.

This Grade II listed hall was recently renovated and is a former rectory, with the oldest elements of the house dating back to the early 1700s. It's the ideal setting for exploring the attractions of Suffolk.

Private gates lead to a curving gravelled road that leads to the house's magnificent front facade and courtyard with its fine stone fountain. The home is in the shape of an L.

The interiors are stunning, with well-proportioned rooms, modern yet homely furnishings, contemporary paintings, and cosy fireplaces. The layout of the ground level is adaptable and inviting. The beautiful dining room with wooden floors, huge windows, and chandeliers may comfortably accommodate 12-14 guests at the curved eastern end.

The exquisite conservatory/garden room at the north end of the home is filled with olive trees and is bright and light. It is excellent for casual breakfasts and evening dinners. The exquisite drawing room, pleasant living room, well-equipped kitchen with breakfast bar, and pantry provide lovely views of the courtyard and garden.

The upper floor features a sophisticated, spacious master bedroom with an en-suite bathroom and six double-bed bedrooms, one of which shares an adjoining door.

There is one more twin bedroom with two single beds. All the bedrooms have been meticulously planned, and they enjoy stunning yard views.

The second level houses the final three bedrooms, which include two doubles and a twin single. The setting is ideal for teenagers and young adults.

Across the courtyard is the former coach house, which has been ingeniously transformed and designed as a games and party area. The clubhouse contains bi-folding doors, a bar, a snooker table, and a comfortable sitting space.

Outside, you'll feel spoiled, and the expansive property with its walled private swimming pool, tennis court, garden, and pond provides plenty of privacy and tranquilly. The gardens have just been redone by a well-known designer, and the cedar tree and lawns create a calm and restful atmosphere.

The tennis court is beautifully situated between the walkways and borders, and the great outdoor pool and pool house provide a private location to cool off, get some sun, and eat a light lunch prepared in the kitchenette.

1000 GBP PER BOOKING:

It is paid to the owner twelve weeks before arrival by bank transfer, credit card, or cash.

The property owner/management will be responsible for holding and returning your breakage deposit. It shall have the right to deduct from the breakage deposit charges for any damage/loss to the property, any item in it, or on its premises that you or any member of your party causes.
