This beautiful property at the borders of Tuscany and Umbria is an ideal base for exploring the villages and towns of these regions.

The villa is a perfect spot to escape it all because it stands within a big garden that covers 2000m2 and is surrounded by magnificent rural scenery. There is lots of space here, with five bedrooms and three living rooms comfortably accommodating ten visitors.

As soon as you enter the villa, you will feel at ease; this old farm structure has been furnished and decorated in a pleasant and friendly manner. It is charming, as seen by exposed stone, open fireplaces, and wooden beams.

The main living room is open-plan on the ground floor, with comfortable sofas gathered around the fireplace and a spacious dining table. This space is ideal for gathering in the evenings to play board games or watch a movie together using the projector.

The house has two more living spaces where you can curl up with an excellent book from the well-stocked library or where the kids may have their own place.

The country-style kitchen is expansive and well-equipped, so you can make your morning coffee or prepare a dinner for everyone. You'll find everything you need, from a large range oven to a blender.

Because there are five bedrooms, the villa is ideal for a larger family or a group of friends. One bedroom, a double, is located on the first floor and has its own entrance, making it suitable for grandparents or a couple seeking a quiet time.

The other bedrooms are on the ground level; one additional double bedroom and three rooms may be configured as twin or double. Because of its adaptability, the house may be customised to meet the needs of your group.

A huge and rich garden surrounds the house, with tall trees, lawned spaces, and beds stocked with natural herbs and flowers. You will undoubtedly want to spend a significant amount of time outside, whether dining al fresco, swimming in your own pool, or gazing up at the stars from the hot tub in the evening.

The terrain around the house is ideal for strolling, hiking, biking, and equestrian riding. In addition, there is plenty of open areas where you can reconnect with nature and enjoy the weather and breathtaking vistas.

Though the house is in the country, a few restaurants are strewn around the neighbouring hills, so you won't have to travel far to eat. You'll find various stores, cafes, and restaurants in the nearby village of Marta.

Marta is a charming hamlet on the banks of Lake Bolsena. Hailing from the mediaeval era, you may walk the meandering old alleyways, browse for locally created goods and dine al-fresco in the vibrant town plaza.

From the village, you may also go for lakeside walks or rent a boat to go out on the water. It's a great spot to visit, especially on feast days and festivities like La Barabbata when the streets are filled with processions and parties.

The lake itself is a fantastic attraction. It is Europe's largest volcanic lake and has many beautiful beaches. The water is immaculate and ideal for swimming. Other watersport activities, such as windsurfing, paddle boarding, and kayaking, are available.

To see a vibrant city, travel 19 kilometres to Viterbo, recognised for its ancient centre and natural hot springs.
